How military housing decisions actually work

On-base housing effectively converts your BAH into rent — you hand it over, and in exchange you skip the search, the lease, and (usually) the security deposit. The tradeoff is less control: you can’t shop for a better deal, waitlists at popular installations can run long, and you’re working within the housing office’s floor plans and pet/customization policies.

Off-base housing means you keep whatever you don’t spend of your BAH — or pay the difference out of pocket if the market runs hot. It also means a real search, a lease (or a purchase) on your own timeline, and the flexibility to choose a specific school district, commute, or home style the on-base inventory might not offer.

Neither is categorically better. A family that spends less than BAH off-base comes out ahead financially; a family in a high-cost, low-inventory market like San Diego or Coronado may find on-base housing the more predictable option. Compare your specific installation’s numbers in the table above before assuming either direction.

Landlords near installations are usually used to military tenants, which cuts both ways: many offer a “military clause” allowing early lease termination on PCS orders (beyond what SCRA already guarantees), but the built-in turnover also means some properties are managed for speed, not upkeep. Walk the unit in person or via video before signing whenever your timeline allows it.

Closing costs are the fees beyond the home price itself — typically 2%–5% of the loan amount, covering things like the appraisal, title search and insurance, loan origination, recording fees, and prepaid items like the first year of homeowners insurance and property tax escrow.

A VA loan changes this mix rather than eliminating it: the VA funding fee is added, but VA rules also cap or prohibit certain fees a lender could otherwise charge, and — unlike most conventional loans — VA loans don’t require monthly mortgage insurance, which lowers your ongoing cost even though it doesn’t show up as a closing-cost line item.

Flood risk follows terrain and drainage, not just proximity to the ocean — pull the FEMA flood map for the specific address you’re considering, not just the neighborhood’s general reputation. A property a few blocks from one clearly outside a flood zone can carry a very different insurance requirement.

If a property is in a high-risk flood zone and you’re financing it, your lender will typically require flood insurance as a condition of the loan — it isn’t optional in that case.
